Heating and cooling for Surrey homes
Surrey issues its own electrical permits and runs a degree colder than Vancouver on paper. Both matter when you're choosing a system.
Downflow furnaces and slab ducts
Some older Surrey homes are built on a concrete slab with a downflow furnace, which pushes warm air down into ducts cast into the floor. When those ducts crack, sand and water can work their way in.
We don’t know of a local fix for that. You can live with it and change your filter more often, or move to ductless and stop relying on the slab ducts altogether. If your house has floor vents and no basement, ask us to look at this at the estimate.
Surrey’s heat pump permits
Surrey is one of the few BC cities that issues its own electrical permits. The City’s heat pump page says every heat pump install needs an electrical permit, with a load calculation. Gas permits still come from Technical Safety BC, so a dual fuel system needs both.
The City also asks that the outdoor unit go in the rear or front yard rather than the side yard, as far from the property line as you can manage, away from neighbours’ windows and out from under the roof drip line. We pull the permits and plan the location with you.
A colder design temperature than Vancouver
The design temperature is the cold a system is sized to keep up with. The BC Building Code’s climate table puts Surrey at -8°C, a degree colder than Vancouver and Richmond. We size to the load for your house, starting from Surrey’s number, not a generic Metro Vancouver one.

Questions from Surrey homeowners
Do I need a permit for a heat pump in Surrey?
Yes. The City of Surrey requires an electrical permit for every heat pump install. A dual fuel system also needs a gas permit from Technical Safety BC. We pull both.
Where should the outdoor unit go in Surrey?
The City suggests the rear or front yard over the side yard, as far from the property line as possible, away from neighbours' windows and out of the roof drip line.
My older Surrey house has floor vents and ducts in the slab. What are my options?
Cracked slab ducts can let sand and water in. We don't know of a local fix, so the choice is more frequent filter changes or going ductless.
