Tankless or a tank?

A tank costs less today. Which is right for you comes down to how long you plan to stay and how much hot water your household actually uses.

Hot Water Tank

Starting from $2,100 + GST

  • Lowest upfront cost by a wide margin
  • Same-day replacement often possible, next-day realistic
  • Holds a fixed volume, so heavy simultaneous use can run it out
  • 1-year labour warranty

Tankless Water Heater

Starting from $5,400 + GST

  • Endless hot water, with no tank to run out
  • Frees up the floor space a tank occupies
  • Higher upfront cost, and may need venting or gas line work
  • 6-year labour warranty standard, extendable to 12 years in total

If you're staying in the home long term, or you have a household that runs showers and laundry at the same time, tankless is generally the better choice.

If you're replacing an ageing tank on short notice, or you may move within a few years, a tank is the sensible spend and there's no reason to feel talked out of one.

How to choose the right hot water system

Most hot water decisions come down to what you have now and how quickly you need it solved.

  1. Hot water tank leaking water onto a garage floor

Your tank has failed or is leaking

Water on the floor, no hot water, or both.

    • Fastest route back to hot water → like-for-like tank replacement.

Same-day is often possible, next-day is realistic. Gas replaces gas, electric replaces electric.

    • Worth a conversation first → tankless.

If you've been thinking about it anyway, an emergency replacement is the natural moment, though it may add a day depending on venting and gas line work.

A heat pump water heater is not usually viable as an emergency replacement, because rebate eligibility has to be confirmed before installation and that can take up to four weeks.

  2. Gas hot water tank in a laundry room

Your tank still works but is getting old

No failure yet, but it is getting on.

    • Planning ahead → tankless.

With no emergency forcing the timeline, this is when the additional work involved in a tankless conversion is easiest to schedule.

    • Most efficient option → heat pump water heater.

With time in hand, this is when the rebate pre-approval and the mechanical room check are straightforward to work through.

    • Prefer to keep it simple → replace with a tank.

A planned replacement on your own schedule beats an emergency one every time.

Hot water questions

My hot water tank is leaking. What should I do right now?

Shut off the water supply to the tank first, then call us at (778) 800-8868. If the tank is gas, turn the gas control to the off position as well. A leaking tank will not recover, so the job is replacement rather than repair. Same-day replacement is often possible and next-day is realistic unless we're fully booked.

How quickly can you replace a hot water tank?

Often the same day, and next day is realistic. We can't guarantee either, because it depends on that day's schedule. A straight like-for-like tank swap takes a few hours. A tankless conversion takes longer, because venting and gas line work is usually involved.

How long does a hot water tank last?

It varies with your water and how hard the tank works. As a tank ages, keep an eye out for rust in the hot water, pooling at the base, or rumbling noises. Replacing on your own schedule is considerably less disruptive than replacing on the day it fails.

Is a tankless water heater worth it?

It depends on how long you're staying. A tankless unit costs more upfront, but it never runs out the way a tank does, which matters in households running showers and laundry at once. If you may move within a few years, a tank is the more sensible spend.

Do I need a gas line for a tankless water heater?

For a gas tankless unit, yes, and it often needs to be a larger line than a tank uses, since a tankless heats on demand rather than gradually. Venting requirements differ from a tank's too. We check both at the estimate and quote any gas or venting work separately so it's visible rather than buried.

Can I switch from a tank to tankless?

Usually, yes. The considerations are gas line capacity, venting route, and where the unit will be mounted. It's a bigger job than a like-for-like tank swap, so it's better planned in advance than attempted the day your old tank fails. If your tank has already gone and you want tankless, we'll tell you honestly whether it can be done in the timeframe you need.

Gas or electric hot water tank: which should I get?

If you already have gas at the tank location, gas is usually the straightforward choice: it heats faster and recovers more quickly after heavy use. Electric makes sense where there's no gas line, or where running one isn't practical. Running costs depend on your usage and current rates.

What size hot water tank do I need?

It depends on household size and how you use hot water, not just square footage. Larger households, and homes with several bathrooms in use at the same time, need more capacity. Recovery rate matters as much as capacity, and we'll size it against how your household actually uses hot water.

What warranty comes with a hot water system?

It differs by product, and it's worth knowing before you choose.

Hot water tanks (electric and gas) carry 1 year. These warranties are not extendable.

Heat pump water heaters carry 3 years of labour coverage as standard, extendable to 12 years in total.

Rinnai tankless water heaters carry 6 years of labour coverage as standard, extendable to 12 years in total.

Labour warranties transfer to the new owner if you sell your home. Annual maintenance by Jolly Heating & Cooling is required to keep any labour warranty valid, whatever its term.

Our warranty covers labour. Parts and equipment are covered separately by the manufacturer's warranty, which depends on the brand.

Do hot water systems qualify for any rebates?

One of them does. Gas and electric tanks and gas tankless units do not qualify for any programme.

Heat pump water heaters qualify for up to $3,500 through the CleanBC heat pump water heater rebate. Approved rebates are deducted directly from your invoice, so you pay less upfront rather than waiting for reimbursement.

A separate application and a separate incentive stream from the space-heating heat pump rebate, so it does not stack into the same claim. Eligibility must be confirmed before installation, which can take up to four weeks.

Rebate amounts are subject to eligibility and program funding. We'll confirm what you qualify for during your free estimate.

What is a heat pump water heater?

It works like a heat pump for your home, but it heats water instead, drawing warmth from the surrounding air rather than generating heat directly. That makes it far more efficient than a standard electric tank.

It needs a mechanical room that stays reasonably warm, or one with an exterior wall, since it is pulling heat from the air around it. It is also the only hot water system we install that qualifies for a rebate.

Do you remove the old tank?

Yes. Removal and disposal of your old tank is included in the price we quote, not added afterwards.

How much does a hot water system cost?

Starting prices, plus GST: Electric Hot Water Tank: $2,100; Gas Hot Water Tank: $2,300; Tankless Water Heater: $5,400; Heat Pump Water Heater: $6,300.

Every home is different, so book a free estimate for pricing specific to yours.

Standard electrical connection included. Electrical service upgrades (if required for your home) are quoted separately. Your final price is confirmed in writing before any work starts. All starting-at prices are plus GST.
