Hot water tank replacement
Hot water back, often the same day. Most tank replacements can be quoted without a home visit, and next day is realistic when same day isn't.

Signs your tank needs replacing
If your tank is leaking, shut off the water supply to it and call us.
- Water around the baseA leaking tank needs replacing.
- Rusty or discoloured hot waterOften a sign the inside of the tank is corroding.
- Hot water runs out soonerSediment settles on the bottom of the tank and takes up room.
- Rumbling or poppingThe sound of sediment on the bottom of the tank as it heats.
How tank replacement works
We replace gas with gas and electric with electric, using Bradford White tanks. A gas tank heats with a burner under the tank and vents its exhaust outside. An electric tank heats with elements inside the tank and needs no venting.
Most tank replacements don't need a home visit to quote. Call us and we'll ask what we need to know about your current tank, then give you a price.
Same-day replacement is often possible, and next day is realistic. We can't guarantee either, because it depends on that day's schedule.
If you have time to plan, a heat pump water heater is a third option. It's still a tank, but it heats the water by pulling warmth from the air around it, the way a heat pump heats a house, so where it goes matters and we check the spot at the estimate. We install Rinnai as the higher-end option and Midea as the value option.

We take a 50% deposit to book your install. On CleanBC rebate jobs and strata jobs, we start with a $1,000 deposit, then collect the rest of the 50% deposit once everything is approved. Your deposit is fully refundable until one week before your install date, as long as no work has been done.
Rebates you may qualify for
Only heat pump water heaters qualify; gas and electric tanks don't. Because eligibility has to be confirmed before we install, a heat pump water heater is a planned replacement, not an emergency one.
What every tank replacement includes
One price, agreed before we start, covers:
- A new Bradford White gas or electric tank, or a heat pump water heater
- A tank matched to your household's hot water use
- Permits and inspections
- Venting for gas tanks, and installation materials
- Standard water connection, plus the gas or electrical connection
- A follow-up after the install: a phone check-in, or a return visit for a larger or more complex system
- Labour warranty on gas and electric tanks: 1 year, which can't be extended. On a heat pump water heater: 3 years, extendable to 12 years in total
Replacement day
A tank replacement is usually done in one day.
Shut off and drain
We shut off the water and the gas or power to the old tank, then drain it.
Swap the tank
We disconnect the old tank, set the new one in place, and connect water, gas or power, and venting for a gas tank.
Fill and test
We fill the new tank, start it up, and check for leaks and proper venting.
Follow-up
We check in by phone after the install.
Up to 12 years of labour coverage
Heat pump water heaters: 3 years standard, with optional coverage up to 12 years.
It transfers when you sell
Labour warranties transfer to the new owner if you sell your home. The coverage adds value to the property rather than being lost.
Hot water tanks (electric and gas)
Hot water tanks (electric and gas) carry 1 year standard and are not extendable.
Annual maintenance by Jolly Heating & Cooling is required to keep any labour warranty valid, whatever its term.

Rated 5 out of 5
The entire process from inspection to installation has been smooth. Company representatives and technicians are professional and friendly. I would recommend their service without reservation.

It truly lives up to its BBB A+ certification; the consultation, on-site measurement, and installation were all extremely efficient. It's great value for money; we installed two units at once. Thank you so much, Jason and Thomas!
Questions we get asked
My hot water tank is leaking. What should I do right now?
Shut off the water supply to the tank. If it's a gas tank, turn the gas control to off as well. Then call us. A leaking tank won't recover, so the job is a replacement.
Can you repair my hot water tank?
No. We replace hot water tanks; we don't repair them. If your tank is failing, a replacement is the job we do.
Gas or electric: which should I get?
Usually the same as you have now, which keeps the job simple. Going from electric to gas needs a gas line and venting; going from gas to electric needs a suitable electrical circuit. If you're thinking of switching, we'll tell you what it involves.
What warranty comes with a new tank?
The labour warranty on a gas or electric tank is 1 year, which can't be extended. Our warranty covers labour. Parts and equipment are covered separately by the manufacturer's warranty, which depends on the brand.
Should I switch to tankless instead?
If your tank has failed and you need hot water today, a like-for-like tank is usually the fastest way back. If you have time to plan, tankless gives you hot water that doesn't run out and frees up the floor space a tank takes.
