If you’re reading a boiler quote with a line item on it called a Poly-B Protection Package, this post is the explanation of why it’s there.
Poly-B, short for polybutylene, is a grey flexible plastic pipe that was used widely in BC residential construction from roughly 1978 to the mid-1990s. It was cheap, it was fast to run, and it was code-approved at the time. It came off the list of acceptable materials in the National Plumbing Code of Canada in 2005.
Most of what you’ll find online about Poly-B is about potable water: the pipes bringing drinking water to your taps. That’s a real subject and it’s well covered. It is also not your situation. If you have radiant floor heat, the Poly-B in question is buried in a concrete slab or stapled under your subfloor, carrying hot water in a closed loop from your boiler and back again. Different application, different failure conditions, different conversation.
Why the build years are hedged, and why they still matter
We say “roughly 1978 to the mid-1990s” and not a precise range on purpose. The 2005 code removal is the anchorable date. The build-year window is trade consensus rather than a document you can look up, and BC-weighted and Alberta-weighted sources disagree about the edges.
That matters practically. A home built just after that window can still have Poly-B in it if the plumber was working through leftover stock, or if a section got redone during those years. A home built a little before it can have Poly-B if it was replumbed while the material was still in common use. So the year on your title search is a strong hint, not an answer. What settles it is somebody looking at what comes out of your mechanical room wall.
Metro Vancouver has a lot of these houses. The building boom that filled out Surrey, Coquitlam, Richmond and the eastern suburbs through the 1980s and early 1990s landed squarely in the Poly-B window, and radiant floor heat was a popular feature in a lot of that stock. If you’re in a home from that period with warm floors, it’s worth knowing what’s under them before anyone quotes you a boiler.
Why nobody mentions it on a boiler quote
Here’s the honest version. A boiler replacement is, from a quoting standpoint, a swap. Old unit out, new unit in, connect to the existing loop, commission, done. The loop itself isn’t part of the equipment being sold, so it often doesn’t get discussed at all.
That works fine when the loop is copper or modern PEX. It’s a different proposition when the loop is decades-old plastic that was never designed around the way a modern condensing boiler operates. Condensing just means the boiler extracts so much heat from the exhaust that water vapour condenses out of it, which is where the efficiency comes from. To get that, it wants to run at lower water temperatures for longer periods, and it’s a far more sensitive piece of equipment than the cast iron thing it’s replacing.
What happens when old Poly-B sits behind a new boiler with nothing in between
Two things, and neither is dramatic on day one.
The first is debris. Water that has been circulating through aging plastic pipe and older fittings for decades carries particulate with it: scale, sediment, corrosion products from the metal components in the system. Your old boiler had wide passages and tolerated it. A high-efficiency boiler has a narrow, precisely machined heat exchanger, small clearances, and a circulator with tight tolerances. Debris that an old unit shrugged off is debris that clogs and scores a new one. The warranty conversation that follows is not a pleasant one, because a fouled heat exchanger looks like a maintenance failure, not a manufacturing defect.
The second is water loss. A closed heating loop has a fixed amount of water in it. If there’s a weep or a pinhole in a pipe embedded in your floor, the system pressure drops. Most systems are set up to top themselves up automatically from the domestic water supply, which sounds sensible and is exactly the problem. An automatic feed doesn’t know the difference between normal make-up and a leak. It will keep feeding the leak, indefinitely, into your slab or your subfloor, and the first sign is often something you notice months later in a ceiling below.
We’re not telling you your floors are going to fail. Plenty of these loops run quietly for a long time. We’re telling you what the failure modes are, because they’re the specific things the protection package addresses.
What the Poly-B Protection Package actually is
Four physical components, added between your existing Poly-B loop and the new boiler. We require it on any boiler install involving Poly-B piping, and it’s a condition of the Jolly extended warranty on those systems. Without the package, the extended warranty isn’t valid. We’d rather say that plainly at the quote stage than have it surface later.
A secondary heat exchanger. This is the one that matters most, and it’s the reason the other three make sense. It separates your system into two loops that exchange heat but never mix water. The water in your Poly-B stays in your Poly-B. The water in the new boiler stays in the new boiler. Whatever is circulating through forty-year-old pipe under your floor never touches the new heat exchanger. If you only remember one thing from this post, that’s it: the package exists to isolate the old loop from the new equipment, and this component is how that happens.
A magnetic filter. Traps the debris carried in the loop water so it isn’t circulating through your piping and components. It gets cleaned out at the annual maintenance visit, and what comes out of it is usually the most persuasive argument for why it’s there.
Two non-potable expansion tanks. Water expands when it heats. With two loops instead of one, each side needs somewhere for that expansion to go, sized for that side. Non-potable because this water is not going anywhere near your taps.
A glycol feeder. This is the replacement for the automatic top-up from your domestic water line. Instead of an unlimited supply feeding a leak forever, the heating loop draws from a reservoir holding roughly 10L. If a leak develops, roughly 10L escapes and then the system loses pressure and stops. You get a fault instead of a flood.
That last contrast is the whole argument for the package in one line. Ten litres onto a slab is a mop and a service call. A leak fed continuously from your water main for weeks is a floor.
What we don’t do
We don’t repipe Poly-B. That’s a plumbing job, it’s not what we install, and we don’t quote it. If your loops are at the point where replacement is the right call, that’s a different trade and a different conversation than the one we’re having about your boiler.
What we do is install the new boiler in a way that accounts for what’s already in your floor, rather than pretending the loop starts at the mechanical room wall.
If you’re collecting boiler quotes
Ask each company what they’re doing about the existing loop. Not whether they’ve noticed the Poly-B, but specifically: is the new boiler’s water going to be the same water that’s in the floor, and what limits a leak if one starts.
